Mumbai Gets Its First Drive-Thru Burger King as Bhiwandi's Outlet Mall of India Opens
Tap a highlighted term for a quick explanation.
A new kind of shopping and dining destination has quietly begun operations on the outskirts of Mumbai. Called the Outlet Mall of India, it is located in Bhiwandi, a town in the Mumbai Metropolitan Region (MMR). The mall recently completed its first phase, with more to follow.
The most talked-about feature so far is food. Burger King and McDonald's, two of the world's most recognised fast-food chains, are now open inside the mall. Crucially, Burger King's outlet here is the first Drive-Thru location for the brand in Mumbai. It sits along the Mumbai–Nashik Highway, one of the busiest inter-city roads in the region.
The mall is developed by Bhumi World, a real estate company based in the MMR with about 15 years of experience building integrated properties. The company is led by Prakash Patel, its Chairman and Managing Director.
Outlet Mall of India is described as Maharashtra's first dedicated outlet-format mall, where brands sell their products at discounted prices throughout the year rather than only during seasonal sales. The mall operates on what it calls a 365-day discount model, meaning deals are available every day. It spans 12 acres and is a ₹200 crore development — one of the larger retail investments of this kind in India.
The mall houses over 100 lifestyle brands and more than 55 food and beverage (F&B) brands. On the retail side, shoppers can find international names like Armani Exchange, Superdry, Lacoste, Levi's, Calvin Klein, Tommy Hilfiger, Crocs, and Jockey. The F&B offering goes beyond just drive-thrus — there is a three-storey food avenue building, food courts, food trucks, and a drive-thru lane.
Beyond shopping and eating, the mall also includes an amphitheatre with seating for over 2,000 people, a mini-plex, and gaming zones. This mix of retail, food, and entertainment is designed to make the mall a full-day destination rather than just a place to shop.
Bhiwandi itself is best known as one of India's largest logistics and warehousing hubs. The Outlet Mall of India represents a shift, positioning Bhiwandi as a leisure and retail destination too. The mall benefits from strong road connectivity: it sits on the Mumbai-Nashik Highway, with access also via the Samruddhi Mahamarg, the Virar–Alibaug Corridor, and proximity to the upcoming Navi Mumbai International Airport.
According to Bhumi World, the project is expected to generate over 5,000 employment opportunities directly, and the company's broader ecosystem is linked to figures of 135,000 jobs and 4,000 business units, though these are the developer's own claims and have not been independently verified. Prakash Patel has said more brands and experiences will be added in the coming months, with a grand launch of the full mall scheduled for mid-March 2026.
It is worth noting that this story originated from a press release issued by Bhumi World. Claims about job creation, the mall's scale, and its status as 'India's largest' reflect the developer's own statements. Independent verification of these figures is limited, so readers should weigh the numbers accordingly.
Why it matters
The opening of Outlet Mall of India matters for several reasons. For consumers, it brings a year-round discounted shopping experience — a format common in Western countries but rare in India — to the doorstep of one of the country's most populous urban regions. For Bhiwandi, long seen only as a logistics hub, it signals a potential economic transformation, adding retail and entertainment jobs alongside its traditional warehousing economy. The arrival of Mumbai's first Burger King Drive-Thru is a small but symbolic step in how large highway-linked retail destinations are beginning to reshape the way Indians shop and dine outside city centres. If the project delivers on its employment and footfall promises, it could serve as a model for similar outlet-format developments across India's rapidly urbanising regions.
